Getting Busy, Just Not Real Estate Busy

I have been doing a lot of reading, learning, and some action. I just know that it's going to take some time before I really can get this thing up and running.

I already had setup a good marketing plan, but I really don't feel like I need to rush this wholesaling biz. The thing is, I've rushed things before and they never end up the way I want.

I want to be prepared and professional. Besides, the company that I work for is getting ready for a really BUSY YEAR. I just think it's fair, I gave all my attention to them for now. I'll probably post a whole lot less now that I'll be more at work and stuff.

I am still doing a lot of real estate planning.

Right now I am in Marketing
I want to later follow Networking and Negotiations
Later I want to Buy and Sell Wholesale Properties.

I still want to do my first rehab, which is also a learning process, I have a lot of stuff to write about this, but will try to squeeze in the time within this next couple of busy work months for me.

A lot of random thoughts, and hopefully they will help me in the long run.

Happy 2 Year Anniversary!

It was a wonderful day in South Florida today, and it was even more wonderful to have spent it with my wife Annie. We escaped to the sea, Sea Escape, that is. I know, that was cheesy. To celebrate our 2 year marriage anniversary.

The weather wasn't all that good in the morning, but phew, did it get warm.

Business Idea - Part Time Efficiency Apartment Investor

Total Startup: $5,000 for 1 efficiency.
Potential First Year Profit: $9,000 with 5 efficiencies with cash flow of about $150 each for 1 year.

This business provides homeowners with the ability to own a rental property without the risk of using their own money, refinancing, and or using any other form of cash to buy a rental property.

Objective
To locate opportunities where one can build rental efficiencies without risking any of the homeowners money, or using any of your own money to buy a single family home.

Efficiency will probably cost anywhere between 2,000 - 5,000 bucks. The most expensive will be the bathroom and kitchen.

I know for sure that with a simple credit of $5,000 your monthly payment will be about $150 bucks. Or $5,000 times (3% the average a credit card charges to compute monthly payments) will equal $150.

The monthly rents for efficiency where I reside is - $600.00.
Monthly credit card payment could be - $150.00
The profit is shared 50/50 with the property owner - $300.00

Multiply the $150 times the number of efficiency you want to manage, in this case 5, and it could turn into a $750 part time business a month.

Potential Clients
The working class family, who wouldn't might a little extra cash in their pockets to help pay bills or any other related expenses.

Old timers, who have more than enough space than they can bargain for.

Other investors, who are ALREADY renting out the property, but wouldn't mind making that little extra cash!

Plus many more.

Excuse #1 - Cellphone

I haven't done much in terms of real estate wholesaling, my excuse this time... my cellphone plan. There's always some kind of excuse to not do anything, it's a lot easier not to do it, than actually doing the damn thing.

I was thinking of changing my cellphone plan, but it will cost me around $200.00 or more to cancel since I have At&t.

Pros:
I could switch my cellphone plan to either Boostmobile or MetroPCS without getting a new number. Which is great, because most of my marketing includes the current number I have.

The other thing I like about the choices above is the fact that they offer unlimited minutes.

Really cheap prices! MetroPCS offers around $45 bucks for unlimited local and long distance. Boost offers the same thing for $50 bucks.

The Cons
Fortunate for me, I know a lot of people who use MetroPCS, and they really get bad reception, and a lot of dropped calls. The dropped calls doesn't really bug me, since you can always call back.

I also know some people who have Boost, they also have a lot of dropped calls, and some really bad reception.

Conclusion:
It would really feel good to just get unlimited minutes and not have to worry about going over minutes. Also, I hate, hate telling my wife she can't talk much because I have to use the minutes for biz purposes.

The Plan:
Call all of my potential buyers on the weekends, since At&t offers unlimited nights and weekends, that, and most of the rollover minutes I have gathered will probably help me out a bit for NOW.

If it really gets bad, and my cellphone bill is just way to high, I will definitely do the switch.

I've been a bit Busy!

I've been a bit busy trying to get some profits from a side biz I have working on. I also have helped two people move this month plus another at the end of the month. I had to go to ft. myers for a weekend, and I got drunk twice in the same week.

I need to do a lot of things including:
- buying lock boxes
- buying stamps
- buying some more marketing signs

In hopes of looking for properties, most of the ones that were on my watchlist didn't have any equity in them, and now I have ZERO PROPERTIES to make any offers on, which by the way I haven't done. Thank goodness for this blog, huh.

I wasn't aware that my local rei club changed the monthly meeting to last week, so I couldn't do any networking.

The one good thing that I have been doing. Distributing flyers after work in hopes of getting some buyers to contact me.

I can't wait 'till this month ends.

Keep on Moving

I am trying to get all my marketing in place right now. I finally finished organizing ONE target neighborhood area, and printed out the shipping labels. I also finished buying the post cards I needed.

I initially thought of just sending letters instead of post cards, but since I bumped up my marketing budget just a bit, I think I will try post cards instead. Besides, it's a lot more professional.

There is still a lot to do. I am also getting a bit confused on the sort of contingencies to use for my contract, but I will keep looking into it.

I am also getting anxious to get this marketing going, but I really don't know what to expect. I also have been getting a lot of buyer marketing ideas, including the ones below:

- Paying someone from Lowes/Home Depot around $50 to pass out flyers to contractors or the likes. Since money is tight right now. I will need to look into something else, but a good idea nonetheless.

- Also in the same places (i.e) Lowes/Home Depot, look for luxury cars like Mercedez Benz, or Beemers, and put flyers on their vehicles. I mean, if they drive those kind of cars they might have some relationship with real estate investing, I dunno.

- I also noticed that the gas station in front of my apartment complex is like the go to zone for people in the building industry, but haven't really thought of an approach to get to them.

I'm out, go Lakers! I really need the $20 bet I put on you guys.

I hate Tequila!

Oh man, I am still a bit nauseous. I took a bottle of Tequila Jose Cuervo Black label for a small dinner I was invited to. After some small "Hello's" and "How you doing". I got of to eating, followed by some sliced limes with salt and just started taking tequila shots

I got soooooo drrruuuuunnnnnkkkkkkkkk, that when I went to use the bathroom, I was afraid to pee on the wall because I didn't know where the toilet was anymore.

Food + Tequila + Dancing = A LOT OF VOMITING.

All I remember is pressing the elevator button and just slamming the wall with vomit. It was just a splash of vomit in the wall, the floor, even my shoes!
